Every management company and host-software tool in our rankings, reviewed one by one — facts from each provider’s own pages, ratings and commentary our own. Written for owners in southern Idaho.

That is 95 management companies and 74 host tools, each on its own page. Every review lists what the provider itself publishes — fee or pricing, markets, scale, whether a PMS is needed — and says “not published” where a company keeps a number to itself, rather than filling the gap with a guess. The star rating beside each one is our editorial read of fit, not lab data, and nobody can pay to change it. Where a company publishes nothing about price, we say that plainly: it is usually the single most useful thing to know before you get on a call.

How to use this library

A few honest numbers about what you are browsing: 31 of the 95 management companies here publish a fee, and 56 of the 74 tools publish pricing — every other page will tell you, plainly, that the figure is not public. If you have no PMS and intend to keep it that way, note that 34 of the 74 tools work standalone.

A route that works: start in your category with the familiar names, then deliberately open two unfamiliar ones; the contrast in what companies disclose teaches more than any single page. When a page convinces you, cross-check its row in the management ranking or the software ranking to see who it beat and who beat it. One habit worth stealing from our own desk: read the “not published” lines as information, not absence. A company that prints its price is inviting comparison; one that does not has decided the first conversation should be a sales conversation — neither is disqualifying, but the two demand different amounts of your time, and a shortlist built only from the transparent half assembles itself in an afternoon. Management companies (95)

Full-service managers and co-hosts who take some or all of the running of a rental off your hands. The number that matters most here is the management fee — what share of your revenue leaves the account every month, and what it actually buys.

Host software (74)

Tools you run yourself: messaging, pricing, turnovers, reviews and upsells. Here the questions are whether pricing is per listing or flat, whether there is a genuine free tier rather than a trial, and whether the tool needs a property-management system underneath it before it will do anything.
