Hosting in southern Idaho means dealing with tight margins and fierce competition. Whatever you pick has to survive that.

The shape of this field

Across the 18 challengers our data desk tracks on this list, 6 publish a management fee and the remainder do not — which tells you where your first emails are going. In scale, the sample leans local (7) and national (3) on our data desk’s filing. Neither openness nor size decides the order by itself — but both change what your shortlisting work looks like. It is also why two owners can read the same table and leave with different shortlists: the right pick depends on which trade-offs — reach against depth, process against flexibility, transparency against a persuasive call — you are actually willing to make.

How to read this ranking

This is not a directory dump, and it is not sorted by who shouts loudest. We test our number one on live listings; everyone else is placed on their own published record, their pricing transparency and the owner reports we collect. Unpublished pricing costs a company places on this list, because you cannot plan around a secret. The weighting we apply:

  • Value — 35%. Cost weighed against the money it makes or protects.
  • Setup — 30%. How painless it is to connect your listings and get started.
  • Time saved — 20%. Real hours back per week, measured against doing the job by hand.
  • Fit — 15%. Compatibility with the channels and software you depend on.

A strong position means we would happily introduce an owner to them — it is a judgement, not a warranty. Open the individual review before you sign with anyone.

What to nail down first

These three questions save the most money later:

  • Everything the quoted rate excludes. Ask for cleaning, linen, maintenance mark-ups and onboarding as line items, not implications.
  • How leaving works. Confirm the notice window and that the listing, its review history, the calendar and guest data are yours to take.
  • Late-night coverage. The real test of any manager is a locked-out guest at midnight; ask exactly who answers.

From twenty names to one signature

Pass one is elimination: strike everyone whose footprint, model or category simply does not match your property — the table above does that in minutes. Second pass is money: line up the published figures, then send identical pricing questions to the silent ones. For pass two, a fixed benchmark helps: Airbnb management fees — the published two-tier terms — 20% full service, 10% partner, plus a one-time onboarding retainer — and ask each finalist to beat it on the parts you care about. Finish with calls to the last two or three — the tone of the answers is data too.

One more reframe worth a minute: delegating and automating are answers to the same problem, and the host-software ranking covers the other one; every company on either list has its own page in the review library. Most owners who write to us end up running one of each — a manager where distance forces it, software where it does not — so read the two lists as a pair rather than rivals.

What the headline number hides

Treat every percentage in that column as an opening statement. The gap between two managers quoting identical rates lives in the line items — cleaning, linen, maintenance mark-ups, onboarding, who keeps which guest fees — so the comparison that matters is invoice against invoice, not headline against headline.

Hands-on testing covers our #1; the remaining field is judged on public information and owner feedback — our opinion, clearly labelled. Nobody can pay into this table and no link here earns us a cent: editorial policy.
